CLOSING DATE RESPONSIBILITIES
When it comes to closing on a home, the buyer and seller have different roles—especially on closing day. In most cases, the seller does not need to be present at the closing. That’s because their portion of the transaction—signing the deed and other necessary documents—can typically be completed ahead of time or done electronically. Once those papers are signed and the keys are turned over, the seller’s responsibilities are essentially finished.
The buyer, however, must be present (either in person or virtually) because they’re the ones signing loan documents, reviewing the final settlement statement, and officially taking ownership of the property.
The title company plays a crucial role in closing, acting as a neutral third party that collects and disburses all funds, ensuring both buyer and seller receive what they’re owed and that the transaction is completed smoothly and securely.
