As closing day approaches, the final walkthrough is one of the last—and most important—steps in a real estate transaction. For buyers, it’s a chance to confirm that the home’s condition matches what was agreed upon in the contract. This includes checking that repairs have been completed, appliances remain in place as negotiated, and no unexpected damage or changes have occurred since the inspection.
Sellers, on the other hand, should view the walkthrough as an opportunity to demonstrate readiness and good faith. The home should be clean, empty (unless otherwise agreed), and all contracted repairs should be finished with receipts available.
