As the new year begins, many sellers are reflecting on a decision they made over the past month or so: temporarily withdrawing their homes from the market. Late December and early January often bring a seasonal slowdown, and it’s common for sellers to pause their listings with plans to relist in the spring, when buyer activity historically picks up.
This recent wave of withdrawals was especially noticeable after a challenging year for buyers. Many remained hesitant due to ongoing economic uncertainty. Interest rates did not come down as much as expected, keeping affordability top of mind. At the same time, concerns about job security and broader economic stability caused some buyers to delay major purchases. Others chose to sit on the sidelines, anticipating that home prices might adjust further before they commit.
For sellers, stepping back at the end of the year made practical sense. Fewer active buyers, holiday distractions, and cautious market sentiment can lead to longer days on market. By waiting for spring, sellers are hoping for renewed buyer confidence, increased competition, and better overall momentum when they relist in a more active season.
